SELLING

If you are selling, or even considering selling, the transaction can be considerably simplified and costs reduced if you can first deal with a number of preliminary matters:

TITLE DEEDS

Unless we already hold the Land Registry Certificate or title deeds for you, these should be sent to us so that a draft contract can be prepared in advance. The deeds or certificate should either be with you, your bank, building society or other lender.

Alternatively, please let us have the building society's roll number or the bank's address and reference to enable us to obtain either the title documents direct, or the necessary information relating to them.

SEARCHES

Consider asking us to institute local authority and other searches, which are required to ensure that the property is not subject to some Local Authority scheme, development or other adverse matter. These will be required by the buyer and it can speed the sale if you instruct us to institute these searches at the outset. On your behalf, we can then offer to sell these searches to the buyer's solicitor and thus save time. As searches normally only have a useful life of about two months, you must take a view on what may prove to be an abortive cost.

PRELIMINARY ENQUIRIES

Generally, only the seller with his personal knowledge of the property can provide the answers to the buyer's formal Preliminary Enquiries. These will be contained in a standard form which we will send you to check and return.

PLANNING PERMISSION: GUARANTEES

We will need copies of all planning permissions, damp proofing and woodworm guarantees and any other relevant correspondence, documents or notices affecting your property, as they are likely to be required by a buyer.
